Lower Payment Financing for Realtors
Want to win more listings?
The agents getting ahead right now are getting creative.
Buyers don’t pass on your listing because of the price. They pass because of the monthly payment. Lower Payment Financing markets your listing on a payment buyers can live with, the same way the builders down the street are selling homes. And we work it with you, from the listing appointment to the closing table.
We don’t hand you a flyer and disappear. We become your partner.
Calling you is just the door opener. Our goal is to be part of selling the home from day one: in your office, at your listing appointment, at your open house, and on the phone every week until it closes.
At your listing appointment
Manny joins you with a seller one-pager on their home: a price cut versus a lower payment. You walk in with a story no other agent is telling.
At your open houses
A CHS loan officer on site with printed payment sheets, answering buyers’ financing questions live so you can focus on selling.
With every buyer lead
Manny calls every lead within one business hour, and you hear about it the same day: who they are, their timeline, and whether they have an agent.
Every single week
A check-in with QR scans, leads, showing feedback, and fresh pricing on your listing. You always know what’s working.
In your office
A 15 minute slot at your sales meeting or a lunch and learn, so your whole team has a new tool to win listings.
After you close
We turn your win into a case study and a social post that puts your name in front of your next seller.
Price isn’t killing deals right now. The payment is.
A buyer who says yes at 5.5% scrolls right past the same house at 7.5%. They never book the showing, never make the offer, and you never even learn they existed.
So the listing sits, the seller cuts the price, and the payment barely moves. Worse, that lower sale price becomes a comp that drags down every home on the street, including your next listing.
Lower Payment Financing gives your seller a better lever. Instead of cutting price, the seller funds a credit that buys down the buyer’s rate, and we market the listing on the monthly payment.
Look at any new construction ad in Southern California. Builders don’t lead with a discounted price. They lead with a rate and a payment, because that’s the number that decides whether a buyer can say yes.
They protect their price and their comps, and put the money into the rate instead. Lower Payment Financing gives your resale listing that same tool.
Twice the relief for a fifth of the money.
A Westside townhouse listed at $980,000 and cut to $899,000 after 19 days. Here’s what the seller’s money did for a buyer’s monthly payment, both ways.
lower principal and interest. And an $899,000 comp on the street, permanently.
lower principal and interest in year one, $483/mo lower in year two. The price and the comp stay put.
Example: $899,000 purchase, 20% down ($179,800), $719,200 30-year fixed conventional loan. No buydown: 7.50% rate (7.59% APR), principal and interest $5,029. The price cut comparison assumes the same rate and 20% down on the $980,000 list price. 2-1 buydown: 5.50% year 1, 6.50% year 2, 7.50% years 3 to 30 (7.464% APR), principal and interest $4,084, $4,546, then $5,029. Payments exclude taxes, insurance, and HOA. Borrower qualifies at the full note rate. Estimates as of 9/30/2026, subject to change and borrower qualification. Not a commitment to lend.
Three parties. One credit. A payment that sells.
The buyer’s rate is bought down with a credit of up to 3% of the purchase price. The seller carries most of it, and you and CHS each put skin in the game.
3% is a ceiling, not a price tag. Buydowns never price out in round numbers. We price the actual buydown on your listing, and whatever it doesn’t use goes toward the buyer’s closing costs.
Four ways to finance your listing. The 2-1 leads.
Every listing page and flyer shows buyers all four options side by side, priced on your listing and dated. The 2-1 buydown sits front and center because it produces the lowest monthly payment.
2-1 buydown
Rate is 2% lower in year one and 1% lower in year two, then the full rate. The lowest payment buyers will see.
Permanent buydown
The credit buys the rate down for the full 30 years. A smaller drop that never steps back up.
7/6 ARM buydown
Starts below the 30-year fixed, and the credit pushes it lower. Shown with its adjustment terms.
No buydown
The market rate, so buyers can see exactly what the credit is doing for them.
Everywhere a buyer looks, they see a payment.
We build the whole launch kit for your listing. You share it. Once your listing is approved, we collect some information about you and your listing, then get to work.
Sign rider and QR code
A Lower Payment Financing Available rider hangs right under your sign, with a QR code that takes buyers straight to your listing’s property page.
Interested buyers fill out a short lead capture form on the page, and every lead is shared with you, the listing agent, the same day. You always know who’s interested in your listing.
Listing presentation insert
A seller-facing one-pager on their home: price cut versus payment. Bring it to the appointment and win the listing.
A dedicated property page
Your listing, your photos, and your contact card next to ours, with the payment comparison and a lead form.
Open house flyers
A printed flyer with the four-option payment comparison and QR code. We print them for you.

Which listings are the best fit?
Brand new listings
Get ahead before the first price cut. The easiest yes, because nothing has gone wrong yet.
Listings with low traffic
If you’re already hearing the payment is too high, this is the answer.
Just reduced
Before the next cut, show your seller what the same money does as a buydown.
Withdrawn or expired
Your seller still wants to sell. Relaunch with a new story buyers haven’t seen.
The questions agents ask us
My seller won’t give 2%. Why would they?
Because they’re usually about to give more in a price cut, and it does far less for the payment. On the Westside listing above, an $81,000 cut lowered the payment about $453 a month. A buydown costing about $17,100 lowered it $945 a month in year one.
Will a credit hurt my appraisal or my comps?
A price cut becomes a permanent comp on the street. A seller credit helps the buyer without lowering the sale price.
What if the buyer has their own lender?
Lower Payment Financing is a proprietary program, only available through California Home Solution. The buydown, the payment options, and the launch kit are all built around the buyer financing with CHS.
This sounds like a lot of work.
It isn’t, for you. We build everything: the numbers, the property page, the rider, the flyer, and the social posts. You share them.
How much can a seller contribute?
It depends on the loan type and down payment. Conventional loans allow 3% to 9% depending on down payment, FHA allows 6%, and VA allows 4%. Our 3% credit fits inside those limits, and we confirm each scenario.
What if rates drop?
The plan is for the buyer to refinance after the two-year buydown period ends, so every dollar of the buydown gets used first. Whether a refinance makes sense depends on rates and the buyer’s situation at the time. If the buyer refinances or sells before the buydown period is over, any remaining buydown funds from the seller are applied to the loan’s payoff balance, and any remaining funds contributed by CHS are returned to CHS.
Does the buyer qualify at the lower rate?
No. On a 2-1 buydown, buyers qualify at the full note rate. We’re lowering the payment, not stretching the qualification.

Example figures are for illustration only and are based on the scenario described above as of 9/30/2026. Rates, APRs, and payments are subject to change without notice and to borrower qualification. Seller credits must be written into the purchase agreement and are subject to loan program limits on interested party contributions. The CHS lender credit applies to loans financed through California Home Solution and is a credit to the borrower. This is not a commitment to lend.
