Why Lower Payment Financing works for your seller, and how it helps you win more listings and sell them faster.

Watch it before your next listing appointment, then share it with your seller.

Buyers don’t buy a price. They buy a payment.

At today’s rates, the payment is what stops buyers. A temporary buydown puts the seller’s money where buyers feel it most: the first years of ownership.

Permanent buydown
$364/mo
lower payment, for an estimated $26,970 of seller money.
3-2-1 buydown
$1,385/mo
lower payment in year one, for an estimated $33,750 of seller money. Nearly four times the monthly relief.

Same home. Four ways to pay for it.

What the buyer of an $899,000 home pays each month, and what each option costs.

Market rate

$6,475
Starting point

7.50% rate, 7.59% APR

Cost: $0

The full payment from day one. It’s shown on every page so buyers can see exactly what the seller’s money does for them.

Permanent buydown

$6,111
$364 less, every year

6.75% rate for 30 years, 6.96% APR

Est. cost: $26,970

The credit buys the rate down for the life of the loan. A smaller drop that never steps back up. Best for buyers who plan to stay put.

2-1 buydown

$5,530
$945 less in year 1

5.50% yr 1, 6.50% yr 2, 7.50% yrs 3 to 30, 7.464% APR

Est. cost: $17,100

The rate is 2% lower in year one and 1% lower in year two, then the full rate. A strong payment for the least seller money.

3-2-1 buydown

$5,090
$1,385 less in year 1

4.50% yr 1, 5.50% yr 2, 6.50% yr 3, 7.50% yrs 4 to 30, 7.26% APR

Est. cost: $33,750

The rate is 3% lower in year one, 2% in year two, and 1% in year three. The lowest payment buyers will see. Not every loan program allows it.

On a 2-1 or 3-2-1, the seller’s credit funds an account the loan servicer draws from each month to cover the difference. You and your seller choose one program at enrollment, and how it’s funded is agreed then. Buyers financing with CHS may also receive a CHS credit toward the buydown.

Common questions

Why would my seller fund a buydown?

Because it goes further than anything else they can spend on. On an $899,000 home, a permanent buydown costing about $26,970 lowers the payment $364 a month. A 3-2-1 costing about $33,750 lowers it $1,385 a month in year one.

Does the buyer qualify at the lower rate?

No. Buyers qualify at the full note rate. We lower the payment, not the qualification.

What if rates drop?

The plan is for the buyer to refinance after the buydown period ends, so every dollar is used first. If the buyer refinances or sells early, remaining seller and buyer buydown funds go toward the loan payoff, and remaining CHS funds return to CHS.

What if the buyer has their own lender?

Lower Payment Financing is a California Home Solution program. The CHS credit, payment options, and launch kit are built around buyers financing with CHS, and may not be recreated or used by any other mortgage company.
