I hear this a lot from people sitting on good home equity. Pulling cash out feels like a big step, and waiting feels safe. I get it.

But waiting isn’t free. It just hides its cost somewhere you’re not looking.

If the cash is for a renovation, every year you wait, costs for labor and materials tend to go up. I’ve seen clients wait a year and a half, then get a quote for the same job that’s thirty percent higher.

If the goal is paying off credit cards or a personal loan, that debt keeps growing every month it sits there, often at a much higher rate than a mortgage. Waiting doesn’t pause it.

And if the plan is to invest the money, the cost of waiting is the chance itself. Good timing doesn’t wait around.

This Isn’t About Rushing You

I’m not saying everyone should refinance right now. A lot of the time, after I run the numbers, waiting really is the better move, especially if your current rate is good. I say that often, because it’s true a lot of the time.

What I push back on is waiting without ever checking. “We’ll wait and see” should come after you look at the real numbers, not instead of looking.

How to Actually Decide

• Figure out what waiting actually costs you, whether that’s rising prices, growing interest, or a missed chance.
• Compare that to the cost of refinancing now, rate and closing costs included.
• Be honest about how long you’ll stay in the home. That changes the math a lot.
