I’m not saying everyone should refinance right now. A lot of the time, after I run the numbers, waiting really is the better move, especially if your current rate is good. I say that often, because it’s true a lot of the time.

What I push back on is waiting without ever checking. “We’ll wait and see” should come after you look at the real numbers, not instead of looking.

How to Actually Decide

  • Figure out what waiting actually costs you, whether that’s rising prices, growing interest, or a missed chance.
  • Compare that to the cost of refinancing now, rate and closing costs included.
  • Be honest about how long you’ll stay in the home. That changes the math a lot.
