Bank Statement Loan for Self-Employed Borrowers: Your Tax Return Isn’t the Whole Story
Bank statement loans for self-employed borrowers solves a problem you probably know well. The business is doing fine, money is coming in, and then a lender pulls your tax returns and says you don’t earn enough for the house you can clearly afford.
That’s this week’s Monday Minute, and it’s one of the most common walls self-employed borrowers hit.
Why Your Tax Return Works Against You
Here’s what’s actually happening. Your accountant does exactly what you pay them to do and writes off every expense the law allows. That’s smart, and it saves you real money in April.
But a bank reads that same return, sees the small number at the bottom, and treats it as everything you earn. The write-offs that help you at tax time work against you at mortgage time.
The Fix: A Bank Statement Loan
Instead of your tax return, we look at your last twelve months of bank deposits. We add them up, take out any transfers between your own accounts so nothing’s counted twice, and apply an expense factor to land on your real income.
For most self-employed people, that number comes out a lot higher than their return shows. The rate runs a bit above a conventional loan, and for most folks that’s a fair trade for finally qualifying on what they actually earn.

I recorded a quick 90 second breakdown. Give it a watch, or send it to someone who keeps hitting this wall.
How to Actually Decide
- If a bank has told you your income is too low, get a second opinion from someone who does these loans every day.
- Have your bank statements handy. That’s the real picture, not your tax return.
- Ask about the CPA expense letter. It can lower your expense factor and raise your qualifying income.
I spent years as a CPA before I wrote loans, so I understand both sides of this. If your income doesn’t fit in a W-2 box, that’s not a problem, it’s just a Tuesday for us. Give me a call and I’ll tell you where you stand.
