I live in Sherman Oaks. I’m not watching this market from far away, I drive the same streets you do. So I get asked a lot: “Should I refinance in Sherman Oaks right now?”

My answer is always the same. It depends on what you’re trying to do, not on whatever rate number is in the news this week.

The Rate Isn’t the Whole Story

People look at the rate because it’s easy to compare. But the rate alone doesn’t tell you if refinancing is smart. What matters is your current rate, how long you’ll stay in the home, the closing costs, and what you actually want out of it.

Someone trying to lower their payment is solving a different problem than someone who wants cash for a renovation. Same street, different answer.

What I’m Seeing Right Now

A lot of Sherman Oaks homeowners locked in good rates a while back. For them, a straight refinance often doesn’t make sense, and I’ll tell them that. But many of those same folks have a lot of equity built up. A cash-out refinance or a second loan can still make sense for a renovation or paying off higher-interest debt.

Other homeowners bought more recently at higher rates. For them, even a small improvement can lower their payment in a real way.

Before I Recommend a Refinance Sherman Oaks Homeowners Should Answer These

• How long do you plan to stay in this home?
• What’s the goal? Lower payment, cash out, shorter loan term?
• What will closing costs run, and how fast do you earn that back?
• Has your situation changed enough that a different loan fits better now?
